We are the tiling arm of J.A.N Property Maintenance, based in Byford and working across Armadale, Kelmscott and the wider City of Armadale.

Behind the business is more than fifteen years of tiling across Western Australia: bathrooms, kitchens, living floors, balconies and outdoor areas, plus the screeding and waterproofing that sit underneath them.

Why we do our own preparation

When a tiled floor fails, the cause is nearly always something that happened before the tile went down: a slab that was never levelled, a membrane that stopped short of the corner, a shower base with no real fall. Handing that stage to someone else and hoping for the best is how good tiles end up cracked or leaking.

So we screed, level and waterproof ourselves, then set the tile. One team is responsible for the whole floor, and if something is not right, you know exactly who to call.

What people usually ask before booking a tiler.

How long does a tiling job take?

A splashback or a regrout is usually a single day. A standard bathroom runs about a week once you allow for demolition, waterproofing curing time and grouting. Large floors and alfresco areas depend on size and on how much levelling the slab needs. You get a realistic timeframe with the quote.

What kinds of tile do you lay?

Ceramic, porcelain including large format, natural stone and mosaic. If you have not chosen yet, we can tell you which options suit the room, the traffic and the budget, and which ones are harder to live with.

Do you come out and look before quoting?

Yes, for anything beyond a small job. The quote is free and there is no obligation. For splashbacks and regrouts, a couple of clear photos and rough measurements are often enough to give you a price.

Are outdoor tiles really any different?

They are. Outdoor tiles need a slip rating suited to wet surfaces, an adhesive that tolerates heat movement, and a fall so water runs off. Using an indoor tile outside is one of the most common reasons alfresco floors end up slippery or cracked.

Do you waterproof before tiling?

Yes. Showers, bathroom floors, laundries and balconies are waterproofed before any tile goes down. Waterproofing is the part you cannot see once the job is finished, which is exactly why it cannot be skipped.

Can you fix a leaking shower without redoing the whole bathroom?

Often, yes. If the leak is failed grout or silicone, a regrout and reseal can solve it. If the membrane underneath has failed, the shower needs to be stripped and redone, and we will show you the evidence before recommending it.
